Home Loan Mortgage Deed Registration - Bribe !

I was made to pay INR 2500 towards getting my SBI Mortgage deed registered with the Sub-Registrar in Chamarajpet in Bangalore. I bought a property with a Loan amount exceeding 30Lacs and therefore the Mortgage Deed had to be registered. Obviously I understood the whole thing a little too late as I couldn't event figure what was going on until I was too deep into it and the damage had already been done.

I have brought a Property from a very 'Reputed' builder in Bangalore. While registering the Property with the Sub-Registrar I was told to Pay INR 2500 for which no receipts would be provided. I was told outright that the payment had to be made because there is a rate for every 'table' through which the document passes. I did not like the idea and therefore left the venue thinking about visiting the builder's office the next day and speaking directly with them. But I was called the very same evening by one of the Reps from the Builder's Company and told that they already paid the amount on my 'behalf' and that the Sale Deed will not be forwarded to the Bank unless I 'reimburse' them back.

Already too deep into it - I have no choice but to go ahead and make the payment. I am a little disappointed because if I understood what was going on I would have asked the Builder to leave the whole process of getting the 'Mortgage Deed' registered solely on me and I would have done it myself. Too late now - but a lesson to all the people who will be following the process in the future - DO NOT pay anything to the builder. You will not be presented with the whole picture and it will be made to look like its the only option you have - NOT TRUE ! You may need to get into a little bit of searching and finding the procedures but this would not require that you simply part with your hard earned money.
